Hi ,
With the busy festive period done and dusted, you may be thinking now is the time to put your house on the market and start your next chapter. Here are our 7 tips to preparing your home for sale in 2023.
Declutter
Decluttering is a mammoth task, yet an absolute necessity when moving house. So, try to tackle such a big task at the beginning of the sale process. Start off in one room and methodically work your way through the house. List surplus belongings for sale on Marketplace or Gumtree or donating them to charity as you go. Remember, a buyer will be attracted to a home where
they can see themselves living in, so it is vital for you as a vendor to ensure your home is warm and inviting.
Do your research
Browsing online and looking at similar properties to yours within your
neighbourhood will give you a good insight into what else is available for sale. You'll also gain a better insight into understanding how your home compares on price with the other stock available to potential buyers.
Tidy the garden
It's important to ensure that your outdoor space looks its best, especially given that buyers are prioritising outdoor spaces when finding their dream homes. Buyers will look particularly at verandas, courtyards and entertaining spaces.
Do some home improvements
Ask yourself the question: why would people not want to buy my home? Perhaps your home needs a repaint or the floors need updating. Consider fixing items that can be lower cost but provide a bigger 'bang for buck', to enhance the appeal of your home to buyers. When selling, it is about maximising your sales price and a few simple fix ups can make a world of difference. Also consider engaging a home stylist as part of your sales team - presenting a home with the spaces beautifully presented always is beneficial for your campaign.
Clean
After the decluttering process, give your home a deep clean. We are talking wipe down all walls, skirting boards, clean out cupboards and so forth. Also remember to look up - gutters that are full of leaves, grass and weeds give buyers pause, as they'll think "what else in the home has not been maintained?". It takes time and some effort, but make sure you maintain the
clean, decluttered spaces throughout the sales campaign as well.
Make a great first impression
The importance of great street appeal cannot be emphasised enough! You want potential buyers to see your house and be
impressed enough to want to look inside. I've heard stories where buyers pull up in their car and do not even get out to take a look. Don't let this be your house! First impressions count.
Engage a Vendors Advocate
Lastly, engage a Sellers Advocate, your trusted expert to be your voice through the sales campaign.
