I'm working with a client right now that is looking to buy a home - right in our wheelhouse 😉
Being interstate, they've appointed us to bid on a property at auction.
So I rang and spoke to the agent. Nothing out of the ordinary. My usual conversation sourcing intel to help secure the home. Quite mundane really.
Shortly thereafter my client rang me.
He'd also received a call from the agent. Right after I'd spoken to him.
The agent was quite put out that my client had appointed a buyer's advocate and rang him to tell him as much.
The agent blatantly told my client he didn't need an advocate as both he and my client had already been speaking and he thought they had a good relationship.
He're the rub - as nice as they may be (so many real estate agents are lovely people), ultimately the real estate agent has been appointed to represent the interests of one particular party.
And that party is NOT YOU, the buyer (as much as you may think the agent is the nicest person).
The agent represents the seller. The agent is being paid by the seller. Remember that - the agent represents the seller.
The funny thing is, the call by the agent to my client did not make him feel that he'd made the wrong choice in working with us.
Quite the opposite.
My client was left wondering ... why was an agent, with extensive industry experience, so bent out of shape about a buyer now having a professional in their corner?
Being supported by someone working solely in the best interests of that buyer - why would that bother that agent? Maybe I'll ask him next time I speak to him. 😀
For some, real estate is a game. Maybe this agent realised he'd met his match. 😆
Lockdown state of mind
Given Victorians are still in various states of lockdown for the better part of two weeks (#6 and counting...), that doesn't mean we hit the pause button.
Far from it.
I foresee that once the open for inspection gates are flung open again, buyers and sellers will all be scrambling to buy and sell.
Now is the time to prepare.
