It's the first weekend of Spring and this time of the year is always a robust one for the housing sector, when you can expect heaps of properties to be listed on the market.
We're still operating under stage four restrictions in Victoria, which means no live auctions or face-to-face home inspections can go ahead.
I shared some insights in this blog published on 6th August, about the impact these restrictions
are having on buyers and sellers we've spoken to recently. Furthermore, following the Premier's announcement yesterday, we are expecting a slight easing of restrictions for September 23. Under these eased restrictions, property inspections will be allowed for new purchases and end of lease situations. Live auctions will remain under a complete ban. Further

But we are a resilient bunch in Victoria and are finding ways to work around these very difficult times. There are still properties available both on and off market, it’s just somewhat trickier to view and purchase! However, having a Buyer’s Advocate in your corner right now can make it so much easier without the stress of having to vie for the
attention of Real Estate Agents. It’s hard enough during in person inspections, let alone waiting around for them to return your calls.

Chamberlain Property Advocates is presently working with a family to find them their dream home. Our family, who are first home buyers (which is daunting enough) must move out of their rental property in a little over a month and given our wealth of contacts, we have had our feelers out and “inspected” a number of homes via one-on-one video calls.
There was a property our clients were interested in however the critically important Building Report we undertook highlighted there were substantial issues, which our clients were not willing to take on. So our search continues, but the good news is we are heading into Spring and it’s a great time to be property hunting.
When considering a home, it’s a wonderful thing to be near parks or walking and cycling tracks, especially as we head into warmer months. It’s lovely to be able to grab your caffeine fix together with a bit of Vitamin D shining on you and get walking with a friend, on your own or with the dog!
And whether you’re considering selling or not, it’s a great time to spring clean your home and get rid of those winter cobwebs, sift through those boxes in the back of the wardrobes and declutter other items you've been hoarding.
Even though things seem gloomy right now, sunnier days are on the horizon where the smell of freshly cut grass and blossoming blooms can only put smiles on our face and perhaps even take us to a place of nostalgia. Spring is such a time of regrowth, it’s a reminder that there is always hope and everything has its
season. Things will get better!
