Hi ,
Whether you’ve purchased an investment home to renovate and sell or if you’re an owner who’s looking to sell your home to upgrade or even to downsize, there are certain styling techniques you can use that will speak to a prospective buyer and tug at their
heart-strings.
It’s important not to be too literal when portraying a theme for the home. We saw a couple of the contestants on The Block make this mistake with their beach themed house using items which were too gimmicky.
If people are wanting to buy a house in Hampton, which is where this year’s The Block is featured, they know they are by the beach, they don’t need to be hit over the head with a stick by showcasing literal décor items.
Sometimes less is more and in fact, colours, smells and textures can play a pivotal role in the emotions which can be evoked in buyers.
The colour scheme one uses throughout a house or scented candles during an open for inspection can have a profound impact on the senses when someone walks in the door. It might take them back to wonderful childhood memories or to a place and time of nostalgia.
Textures used in rooms such as the kitchen, main bedroom or bathroom also make a huge impression. The fabrics and soft furnishings used on beds, cushions, couches; the tiles in the bathroom or kitchen all go towards influencing a buyer’s reaction.
They begin to picture themselves in the rooms they are standing in. Outdoor styling is also of major significance. It should display moments of fun times to be had with family and friends sharing a laugh and having a BBQ in the backyard on a warm autumn’s evening.
At Chamberlain Property Advocates, styling is something we do exceptionally well. With many years of experience in the property market, it’s one more thing our clients don’t have to worry about. Take a peek at some of our staging projects here.
